57 Hall Lane
A terraced house converted into a compact “MiniMo” HMO. Small HMOs like this are popular with students and professionals, and they show how much a carefully planned layout can get out of a standard terrace.

A development scheme taken from site plan to a purpose-designed layout. It’s a good example of how we look beyond standard conversions to create the right accommodation for the location.

From 2015 we moved into larger Sui Generis HMOs, including 9-bed conversions, and in 2017 we completed our first HMO flip: a 9-bed HMO bought, converted and sold.

Five- and six-bed HMOs are the core of the HMO market, and we’ve converted and managed many of them, focusing on room sizes, bathrooms and communal space that keep tenants happy.
Commercial conversion
Hotel to 16-bed HMO
Our first commercial-to-HMO project: a former hotel converted into a 16-bedroom HMO. Commercial conversions like this take planning, building-control and project-management experience, and they can bring a tired building back into use.

Our journey
- 2009 – First buy-to-let investment
- 2012 – Three more buy-to-let investments
- 2014 – First 5-bed and first 6-bed student HMO conversions
- 2015 – First 9-bed Sui Generis HMO conversion; founded Now Rooms
- 2016 – Launched the “Liverpool HMO Day” training
- 2017 – First HMO flip (9-bed); first commercial-to-HMO project (16-bed hotel); first non-executive directorship
- 2018 – Established HMOsales.com, initially trading under Now Rooms
- 2019 – Sold Now Rooms with 800 rooms under management; kept the sales agency
- 2022 – HMOsales.com incorporated
- 2023 – First social housing HMO investments
