Investor FAQ

Common questions about co-investing in HMO projects with HMO Partners.

What is an HMO?

An HMO (House in Multiple Occupation) is a property where tenants rent individual rooms and share facilities such as the kitchen, living room and bathrooms. It applies where three or more unrelated tenants from two or more households live together. Most HMOs have 4 to 6 bedrooms. Larger HMOs (generally 7 or more occupants) are classed as “Sui Generis” and need planning permission.

Why HMOs?

HMOs give tenants a flexible, affordable home, usually with bills included. They suit students, young professionals, people relocating for work and people going through a change in circumstances. For investors, the income comes from several rooms rather than one tenancy. HMOs do need expertise in licensing, planning, management and property quality, and that’s where our experience counts.

Are there rules on creating HMOs?

Yes. HMOs with 5 or more occupants generally need a licence from the local council, and some councils run additional or selective licensing schemes. Some areas have an “Article 4 Direction”, which means planning permission is needed even for small HMOs. We check licensing, planning and local demand before every project.

What’s the difference between a joint venture and lending?

In a joint venture you provide capital and share in the outcome of the project. With a loan you lend to a project for an agreed term on agreed terms, without sharing in the profit. We can talk through which suits you on a call.

How much do I need to invest?

It depends on the project. We discuss investment amounts privately on a call rather than publishing them here.

Who can invest with you?

We share details of specific opportunities only with people who have signed a statement confirming they are a certified high net worth individual or a sophisticated investor, as defined in the Financial Services and Markets Act 2000 (Financial Promotion) Order 2005. We’ll explain this on the call and send you the statement if you’d like to go ahead.

What returns can I expect?

Returns are agreed project by project and depend on the deal, structure and timescale. We don’t publish rates or guarantee returns. Your capital is at risk.

How is my money protected?

Every investment is documented in a written agreement. For loans, security is discussed and agreed for each project and set out in the loan agreement. We strongly recommend independent legal and financial advice.

How long is my money tied up?

It depends on the project and the exit plan, whether that’s a refinance, a sale or a longer-term hold. We discuss and agree the timescale for each project before you invest.

Where are your projects?

We started in Liverpool and have invested in and around the city since 2009. Through HMOsales.com we work with HMOs across the country. We’ll always tell you exactly where an opportunity is and why.

Will I be kept updated?

Yes. We keep partners updated throughout every project, from purchase and works through to letting, refinance or sale.

Can I see examples of past deals?

Yes. We have plenty of example deals and are happy to talk them through on a call.

Is this investment advice?

No. We don’t give financial, investment, tax or legal advice, and these investments are not covered by the FSCS. Please take your own independent advice before investing.

Important information. This website gives general information about HMO Partners and our experience. It is not an offer or invitation to invest and does not promote any specific investment. HMO Partners is a trading brand of HMO Sales Limited. We only share details of a specific opportunity privately, with people who have signed a statement confirming they are a certified high net worth individual or a sophisticated investor under the Financial Services and Markets Act 2000 (Financial Promotion) Order 2005, or through a promotion approved by an FCA-authorised firm. Your capital is at risk and you could lose all of the money you invest. Property is illiquid, so your money may be tied up for the length of a project, and past performance is not a reliable guide to future results. These investments are not covered by the Financial Services Compensation Scheme (FSCS). Nothing on this website is financial, investment, tax or legal advice. Please take your own independent professional advice before investing.
